Sr HVAC Technician

Position Summary:

Purpose

This position has a strong focus on maintaining, troubleshooting and repairing infrastructure equipment and systems.  This is a “hands on” maintenance position.

Individuals are expected to demonstrate a high degree of technical expertise in HVAC and refrigeration maintenance and troubleshooting.  Experience with maintaining Instrumentation and Control systems and an LME License is desirable
The individual in this role must be available to be On Call and for Call-in work and perform other duties as required.
Must be multi-skilled in other craft areas (e.g. pipe fitting / plumbing, electrical) in order to successfully complete daily/weekly work assignments.

This position will also have responsibilities at multiple buildings.
 
 
Job Duties and Responsibilities

 

  • Ensures that all appropriate R&M data (i.e. material costs, contract labor costs, Jones Lang LaSalle effort, etc.) is captured on assigned work orders.

  • Review and analyzing system data (reliability, calls, etc) and developing initial recommendation with Senior Operating Engineer on any maintenance changes, upgrades, replacements, etc. 

  • Ongoing cross training is required to back up other skilled tradesmen.

  • Maintain up to date & complete system documentation in the CMMS, for all repairs or changes to systems and equipment.

  • Monitor the operation and make pre-emptive adjustments on refrigeration equipment, heat exchangers, HVAC, electrical, emergency backup systems, hot water systems; chilled water; boilers; pumps, valves, piping and filters; other mechanical and electrical equipment. (any infrastructure systems and equipment that may be applicable) 

  • Requires the ability to analyze the operation of various infrastructure systems, determine the cause of any problems/malfunctions and take corrective action as required.

  • Performs preventive maintenance on all base building and critical system equipment which includes but not limited to:  assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Chief Engineer.

  • Install and repairs plumbing/piping/tubing; wire single and three phase motors (under the direction of the Site Electrician); run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls.

  • Maintains tools and orders supplies as required for installation and repairs.

  • Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.   Maintains a clean and safe workspace.

  • Maintains refrigerant leak and tracking logs

  • Supports any other applicable codes, ordinances, and all OSHA or EPA related policies and rules.

  • Perform or assist in the inspection / audits of field conditions and perform follow up repairs.

  • Write Pre-Task Plans (PTP) and procedures for light industrial repairs.  Identify key safety aspects of each job and determine steps to mitigate any safety concern consistent with industry, JLL and client practices.

  • Coordinate repairs with vendors including review of job specific PTP and planning job logistics (e.g. barricades, signage, equipment staging / laydown areas) and customer communication

  • Ensure all work is performed consistent with JLL and Client practices and procedures 

  
Experience / Education
 

  • Education - High school diploma or state equivalent required, minimum of two years of related trade schooling or equivalent.

  • HVAC Universal Refrigerant License is required for the position, or the ability to obtain one within the first year of employment.

  • Experience - Minimum four years experience working with HVAC, Refrigeration and mechanical systems.  Experience with maintaining Instrumentation and Control systems and an LME License is desirable but not necessarily required.

  • Special knowledge and skills - Skilled in use of tools and machinery required by the position.  Knowledge of OSHA standards and local codes.

Familiar with computer equipment and programs.  Capable of operating BMS (Building Monitoring and Control System) and CMMS (computerized maintenance system) work order system. Knowledge of Metasys and Cimplicity Controls a plus
