Position Summary:
The Building Maintenance Mechanic II performs mid-level work in the repair and maintenance of a Client’s general building infrastructure. The Mechanic may lead others in related work as required. Performs a wide variety of repair and small project work in general office buildings areas and/or in Clean Room manufacturing areas. Independently perform a broad spectrum of facilities and systems maintenance functions or may serve as a back-up to other craft workers on complex assignments.
Key Duties and Responsibilities:
Perform repair of plumbing, flooring, ceiling, lighting, hard surfaces, patch / paint walls, maintain rest room fixtures, fix furniture and install shelves / mirrors and signs.
Perform small project installation / upgrades in general office buildings or Clean room areas. As needed, assist other craft workers in light industrial construction projects.
Perform or assist in minor repairs of heating, ventilation systems, air conditioning and refrigeration systems and break room equipment.
Assist in the repair and maintenance of lockable hardware such as doors, automatic electric doors, windows, lockers, and magnetic keying systems to ensure safety of facilities.
Perform or assist in the inspection / audit of field conditions and generate reports and/or create Work Orders for follow up repairs.
Write Pre-Task Plans (PTP) and procedures for light industrial repairs. Identify key safety aspects of each job and determine steps to mitigate any safety concern consistent with industry standards, JLL Training and Client specific practices.
Coordinate repairs with vendors including review of job specific PTP and planning job logistics (e.g. barricades, signage, equipment staging / laydown areas) and customer communication.
Ensure all work is performed consistent with JLL and Client practices and procedures.
Shared Responsibilities:
Maintains appropriate service repair work order records electronically.
Researches and inventories equipment parts and supplies.
Responds to routine and emergency calls for repairs and service.
May assist in the training of other team members in the area of facilities maintenance.
Assists and serves as back-up to other Facilities employees.
Knowledge, Skills, and Abilities
Experience in a 24/7 maintenance support of building systems including managing service escalations, scheduling & tracking Vendor scope of work and associated PO’s and Work Orders.
Experience with Work Flow / Work order management systems (e.g. 360 WO or Maximo)
Knowledge of or ability to learn elevator technology and door system maintenance
Experience with MS office suite including Excel, PowerPoint, and Outlook email / calendar.
Excellent interpersonal communication skills
Technical writing skills
Strong mechanical aptitude and troubleshooting skills
Ability to successfully manage and prioritize multiple tasks
Knowledge and experience of small project management

Qualifications:
Candidates/incumbents must meet the minimum qualifications as detailed below:
Education / Experience
HS diploma is a minimum requirement. Mid-level experience working in at least one relevant trade in a commercial, industrial, or facilities operations setting.
Preferred: Broad depth of knowledge in multiple trades. Associate’s Degree or Trade certification.
Special Requirements
Must be able to perform physical activities such as bending, standing, climbing or walking. Must be able to safely use manual tools and power equipment common in Building Maintenance. Must be able to comply 100% with wearing Personal Protective Equipment (PPE) when necessary to perform a specific function safely.
