Sr. Manager, Transactions

Position Summary:

The Sr. Manager, Transactions, working with the Transaction Management team helps clients strategize, evaluate and execute real estate transactions to meet their business and occupancy needs.  The Senior Transaction Director manages the transaction management team and executes large and/or complex lease and capital transactions while fostering client relationships, managing TM talent, and business growth.  S / He is the senior member of the team dedicated to providing real estate strategy, transactional services and account management, and is the single point of contact for all transaction-related activities to our clients.  S / He is able to lead and manage a large team and local brokers.  S / He works with clients to set business and real estate strategies and execute on those strategies.   Ability to think strategically and act proactively.  Creates strong client trust and confidence.

Job Responsibilities:

Manage Client Relationships

  • Works with clients to set business and real estate strategies and execute on those strategies.

  • Regional contact for all transaction-related activities.

  • Provides outstanding client support.

  • Fosters client relationships and creates strong client trust and confidence.

  • Establishes client satisfaction objectives with the Account Director as well as specific programs and initiatives to meet client needs.          

Transactions Support

  • Regional contact for all transaction-related activities.

  • Independently manages and executes complex, large transactions with high level of proficiency and knowledge.

  • Leads key client meetings and conference calls.

  • Identifies dashboard and analytic opportunities and leads team to develop and design them.        

Account Management & Support / Revenue Growth

  • Helps the Account Manager expand account services and participates in business development opportunities.

  • Drives revenue and manages the account’s adjusted margin with year-to-year growth.

  • Identifies opportunities to develop new business with Account Director and other key stakeholders.           

  • Any and all other duties and tasks assigned. 

Knowledge, Skills AND Abilities:

Education / Training

  • Bachelor of Arts or a Bachelor of Science degree is required.

  • A Master’s, M.B.A. or other advanced degree is strongly preferred.

Years of Relevant Experience

  • 10 years of relevant work experience with at least 5 years as a Transactions Manager.

  • 10 to 15 years of relevant work experience with at least 5 years as a Transactions Manager.

  • CRE knowledge and experience.

Skills and Knowledge

  • Seasoned transactions management experience.

  • Proven skills in contract review and lease/purchase and sale negotiations.

  • Solid understanding of financial and accounting impacts.

  • Strong verbal and written communication and presentation skills.

  • Excellent negotiating, analytical, communication, collaboration, organizational / planning and process skills. 

  • Outstanding client service skills.

  • Advanced computer skills (Microsoft Office Suite:  Excel, Word, PowerPoint, Access and Outlook).       

  • Experience working with corporate clients to achieve real estate objectives.

  • Proven ability to manage a team consisting of dedicated and variable Transaction Manager, Sr. Analyst and Analyst level resources.  Coach and develop direct reports to reach full potential.

  • Demonstrated strong client trust and confidence.

  • Ability to lead diverse teams and identify and develop top talent.

  • Strong ability to interpret and communicate business intelligence / data analytics.

  • Well-developed verbal and written communication skills.

  • Work independently or within a team.

  • Ability to build relationships and interact effectively with business and clients at senior level.         

Certifications / Licenses

  • Alabama real estate brokerage or salesperson license.

  • LEED certification, CCIM, SIOR, MCR and related certifications strongly preferred.

Physical Work Requirements and Work Conditions

  • Sedentary Work — Exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. The worker is not substantially exposed to adverse environmental conditions (such as in typical office or administrative work).
