Position Summary:
Position Goal
To drive a proactive and strategic planning process to deliver portfolio savings and optimization; integrating a planning discipline among the workplace services delivery team, proving solutions and sufficient lead time to add value across the portfolio; and to perform certain strategic planning functions, which shall include analysis and recommendations with respect to cost reduction, occupancy optimization, lease data and business requirements.
Role / Responsibilities / Activities
Aggregate the inputs to strategic planning (costs, facility information, demand forecasts, occupancy data, lease data, market data, location data, and business requirements) from Client, JLL, and external sources (i.e., market research sources) and analyze these inputs for the purpose of identifying opportunities and driving portfolio actions in the Client portfolio.
Specifically, the job responsibilities include:
•Act as a single point of contact to the client CRE team on all regional planning activities and deliverables
•Understand and document corporate, business unit objectives, strategies and metrics as background knowledge for alignment of real estate with the business
•Understand specific business needs for each location (i.e. growth/contraction, type of building, location requirements, location preferences, and current and planned occupancy levels)
•Collect and aggregate market data (including supply/demand, market rents, landlord financial conditions, trends and other pertinent information) to identify market-drive opportunities for cost savings, consolidation, flexibility, control, etc.
•Continuously monitor the portfolio performance against key metrics (vacancy, density, cost, etc.) to identify opportunities to improve real estate performance and generate cost savings goals and document in annual plans. Prepare detailed business cases and supporting presentations for selected opportunities and make recommendation.
•Analyze and make recommendations with respect to strategic dispositions, market opportunities, feasibility studies, and highest and best use analyses
•Direct the impact of overarching portfolio strategies on various metro areas
•Identify areas of improvement of client service delivery areas and recommend specific projects as necessary to refine and enhance processes
•Assist in the preparation of various status reports and manage portfolio management workflow tools
•Develop additional ad-hoc reports as requested by Client
