Position Summary:

Lead Engineer

The Lead Engineer’s primary responsibility is to oversee the efficient operation of all building systems and to inform the Operations Manager and Assistant Chief Engineer of any condition affecting building services and Facility or Client safety and comfort.
Specific areas of responsibility include Client services, preventive maintenance, assisting the operations manager in the supervision of the crew (including staff development), purchasing and inventory control, contracted maintenance, and following the Firm’s guidelines.

The Lead Engineer is responsible for protecting and improving the value of the Owner’s or Client’s asset, and ensuring that the facility and building systems meet or exceed their rated life.  Additionally, the Lead Engineer is expected to have an intimate knowledge of codes, laws and regulations pertaining to the operation of the facility, and be able to implement and supervise activities while mitigating risk of the Client and Jones Lang LaSalle.  The Lead Engineer will be held accountable to be in compliance with all firm policy and procedures including any audit requirements.

Essential Functions:

  • General responsibilities, as a skilled tradesman and focusing on  building operations reactive and preventive maintenance, small project execution, energy management, client satisfaction,
  • Construction coordination including contractor management and review, review of facility build out plans and pre-occupancy inspections.
  • Perform and/or direct the performance of all service requests including communicating with the Facility Management Team as applicable to establish service request work priorities, insuring that work performed in the facility is accomplished with a minimum of disruption and is followed by adequate clean-up, overseeing the accurate and timely completion of service request forms, reviewing monthly service request summaries to pinpoint and correct reoccurring operational issues.
  • Assist the operations manager in the formulation and implementation of the preventive maintenance program including scheduling of preventive maintenance with minimum disruption of building services
  • Understand the engineering design and operational aspects of each building system, and immediately recognize and communicate to the operations manager, system shortcomings when they occur including monitoring the allocation of building system capability to various base building and Facility/Client needs, devising technical enhancements which will improve some aspect of building operation, identifying equipment, which may require replacement or reconditioning resulting in the need for owner’s capital.
Required Knowledge, Skills and Abilities (KSA)
  • Working knowledge of computer applications including Word and Excel.
  • Demonstrated proficiency with verbal/written communication skills.
  • Proven record of excellent internal and external customer service.
Supervisory Responsibilities:
Assist the operations manager in training and supervision aimed at expanding the capabilities of the engineering team.  Specific duties include but are not limited to:
  • Demonstrating the proper use and care of tools and instruments.
  • Giving “hands on” instruction in basic maintenance and trouble-shooting procedures.
  • Developing work schedules.
  • Evaluating job performance on an ongoing basis.
  • Conducting progress reviews in conjunction with the FM and operations manager.
  • Instilling an overall professionalism in manner and appearance relative to the engineering staff.
    • Monitoring team productivity.
Compliance
  • Compliance with all applicable national and local codes and regulations
  • Responsible for compliance with JLL minimum audit standards
Safety
  • The individual is responsible for site safety, including the issuance, inventory and compliance control of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies.
  • Responsible for the safe and efficient operation of the facilities including all building systems.
  • Responsible for government regulatory compliance, EPA/OSHA compliance, safety program, CFC handling, and other similar programs.
  • Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respects to the building’s critical functions and the work they are to perform, including an incident contact response list.
  • Responsible for stewarding the Client behavior based safety program – Loss Prevention Systems up to and including:
    • Field “Walk Abouts” including:
      • LPSA discussions
      • Hazard IDs
    • Developing LPO Schedules
    • Conducting investigations and completing reports of all O&M Near Losses and Losses
    • Complete Quality Reviews of O&M:
      • Job Safety Analysis
      • Loss Prevention Observation
    • Gathering KPI data and submitting to operations manager monthly
  • Responsible for coordinating and escorting O&M minor subcontractors on site.
  • Responsible for O&M chemical inventory including submission of new chemicals on site.
  • Responsible for managing Short Service Worker program in compliance with program directions.
  • Responsible for gathering data and attending JLL and Client stewardship meetings monthly.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. This position requires working outdoors, in mechanical/equipment rooms and possible extreme weather conditions. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and heavy equipment. The employee is frequently exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; risk of electrical shock (high voltage); and vibration. The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and extreme heat. The noise level in the work environment is usually loud.
Minimum Required Education:
  • High School diploma or GED equivalent.
  • 5+ years related work experience, including supervisory experience.
  • Valid Driver’s License
  • Universal EPA card
  • TWIC card (Must be able to obtain card if applicant does not have one)
