Project Manager (Design)

Position Summary:

OVERVIEW:

We have an immediate need for a Project Manager (Design) in our Norfolk, VA office to join our Project and Development Services group located in the Williamsburg / Hampton Roads area.  This position has inherent growth potential to become a leader in our project management business.  Applicant should have a background in design and experience working with commercial real estate brokers. Must be pro-active, driven, collaborative, and seek excellence.  

The assignment includes providing on-site project management services for a corporate clients in the Williamsburg and Hampton Roads area.  Project Management services include:  Project initiation, programming, design and construction for tenant improvements and capital projects.  

RESPONSIBILITIES:

  • Understand client culture, develop relationships and learn protocols for making decisions.
  • Take ownership of projects as if you were the client.
  • Establish project execution strategy to successfully complete project.  
  • Understand (fundamentally) all real estate related services (property management, leasing, capital markets, construction, design, etc.).
  • Track project financial targets.
  • Manage project operations and staffing requirements.
  • Communicate effectively with team members.
  • Project management and owner’s representative responsibilities.
  • Oversee project from implementation through to completion of construction.
  • Manage ground-up projects, entitlements, tenant improvement projects, space planning and design.
  • Technical leadership, Project budgeting and scheduling including: Owner’s Goals and Objectives, site and improvements, entitlements and permits, consultant selection; design team management, schedule creation and management, contractor selection and management, financial management including cash flows, anticipated cost reports and monthly reports.  Determine project returns.
  • Assemble and manage required teams of consultants and contractors for design, construction and FF&E.  Negotiate contracts.  Interface with architects, client staff, property managers and vendors
  • Establish and deliver results to clients both internally and externally.  
  • Develop relationships with consultants/contractors/vendors and evaluate their performance.
EDUCATION AND EXPERIENCE:
  • A Bachelor's degree from an accredited institute, university or college in Architecture, Business, Real Estate, Engineering or Construction Management.
  • Seven or more years of progressively increasing responsibility in managing design and construction of projects. 
  • Experience working as a project manager for a real estate services firm, architectural or engineering firm, or with a General Contractor. 
  • Additional certifications preferred, but not required:  PE, RA, LEED, CMAA, CHC, etc.
  • Experience leading and running numerous facets of a large project simultaneously or multiple smaller projects simultaneously.
KNOWLEDGE, SKILLS, AND ABILITIES:
  • Ability to develop and cultivate business relationships with existing and prospective clients.
  • A strong working knowledge of accounting and financial reporting, budgeting, scheduling and process as they relate to corporate or government real estate.
  • Ability to lead individuals to deliver superior results in client service.
  • Ability to travel locally in Virginia.
