Assistant Chief Engineer

Position Summary:

Currently, we are seeking an Assistant Chief Engineer to join our Facilities Management team in Brookfield, WI.­
­
OVERVIEW

  • Responsibilities include: supervision of staff and assigned areas; administrative and recordkeeping duties; working under limited supervision using standardized practices and/or methods; providing information and/or advising others; and operating within a defined budget. Utilization of resources from other work units may be required to perform the job's functions.
  • This position has a strong focus on managing of work activities, documentation, change management record keeping, maintenance, troubleshooting and repairs of electrical/mechanical systems/equipment in a critical environment (data center) setting.­ A significant percentage of “hands on” work is expected. Individuals are expected to demonstrate technical expertise in Electrical Standby Power Systems, HVAC/CRAC operation, maintenance & troubleshooting and be multi-skilled in other areas (electrical, mechanical, facility equipment) in order to successfully complete daily/weekly work assignments.
  • The individual in this role must be available 24/7 on-call for unscheduled work and perform other duties as required. Extended and irregular hours can be common during extremes in outdoor temperatures.­ Some overtime is to be expected.
  • This position will also have some responsibilities at multiple remote buildings and sites, and will have the need to travel between those sites.
­
ESSENTIAL FUNCTIONS
  • Assist the Facility Manager and/or Chief Engineer in the following duties:
  • Manage testing, maintenance and repair of life safety systems­
  • Manage vendors
  • Monitor and analyze utility usage­
  • Manage building automation systems (B.A.S.)
  • Manage all associated documentation requirements
  • Assist in the completion of engineering and safety audits
  • Manage the preventive maintenance program
  • Manage the daily tasks of assigned engineering staff
  • Record readings and make adjustments where necessary to ensure proper operation of equipment.
  • Ensure that all appropriate R&M data (i.e. material costs, contract labor costs, JLL effort, etc.) is captured on a work order or other pertinent system.
  • Maintenance of the equipment will include performance monitoring, cleaning, inspecting, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.­ This includes: assembling all tools, supplies and instruments necessary to complete the job; performing work with a minimum amount disruption; conducting immediate clean-up of work areas; etc.
  • Cross-train back up, or others, as appropriate to the advanced level.

EDUCATION AND EXPERIENCE
  • Candidate must have a High School diploma or state equivalent required
  • Minimum of two years of related trade schooling or two years of college­­
  • Qualified candidates will have at least five years of experience as a journeyman level engineer with strong skills related to building automation systems, life safety systems, and Microsoft Office applications
  • Experience as a journeyman level engineer with strong skills related to building automation systems (BAS), life safety systems and Microsoft Office applications as well as computerized maintenance management systems (CMMS).­
  • Experience with planning and scheduling of maintenance activities.
  • Minimum five years of experience in HVAC/refrigeration (Universal Refrigeration Card holder), electrical trade or related field, working with Electrical Standby Power Systems, HVAC/CRAC equipment and electrical/mechanical systems/equipment in a critical environment (data center) setting.
CERTIFICATIONS AND LICENSES
  • EPA Section 608 Universal Certification (Refrigeration Technician) card holder.

KNOWLEDGE, SKILLS, AND ABILITIES
  • Team player, excellent interpersonal communications skills, ability to communicate well in both for oral and written reports.
  • Able to interact with all levels of the organization and outside contractors, architects, and engineers.
  • Knowledge of OSHA standards and local codes.
  • Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
  • Subject to call 24 hours per day and required to work in all weather conditions.
­
MANAGEMENT
  • Supervises and directs maintenance staff on assigned shifts and monitors performance of their assigned responsibilities.­ Performs and/or directs the performance of all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
  • Supervises and/or performs preventive maintenance on all critical system and base building equipment which includes but is not limited to: completing and submitting all required change approval requests and incident records; ensuring that all applicable maintenance procedures, document revisions, one-line-drawings and other related records are kept up to date.
  • Performs and/or supervises maintenance, repairs and monitoring of Standby Power (EM Generator, UPS, PDU, ATS, etc.), Electrical, Mechanical, Plumbing, Structural, Fire Life Safety, and Control Systems for mission critical areas of the facility and keep building systems up to applicable standards as assigned.
  • Performs energy usage/cost analysis and makes recommendations to the Facility Manager and/or Chief Engineer on improving efficiency of operating systems and/or equipment.
  • Maintains up to date & complete system documentation in a central resource location, for all recordkeeping related to repairs or changes of applicable systems.
  • Records, reviews/analyzes system data (reliability, responsiveness, etc) and makes initial recommendations to the Facility Manager and/or Chief Engineer on any maintenance changes, upgrades, replacements, etc.­
  • Safely operates the facility in accordance with all applicable corporate, government and regulatory compliance requirements (ie: refrigerant management records, Lockout Tagout procedures, etc.).­ Demonstrates safe behaviors. Identify and assess safety hazards and risks. Follows and enforces safety rules. Participates in the investigation of incidents.

WORKING ENVIRONMENT
  • The usual and customary methods of performing the job's functions require the following physical demands: occasional lifting, carrying, pushing, and/or pulling; some climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity.
  • Must be able to work on roofs of buildings, skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle.­
  • Generally the job requires 30% sitting, 30% walking, and 30% standing.
  • Some minor aspects of the job are performed under temperature extremes and in a generally hazard free environment.
