Oversee the day-to-day activities of the Central Utility Plant (CUP) staff as required to insure continuous operation of critical building systems including but not limited to: boilers, chillers, cooling towers, pumps, compressors, etc.
Through example, provide leadership in insuring a safe working environment. Inforce compliance to all JLL and client safety policies.
Manage (24/7) shift coverage for the Central Utility Plant using available resources. Being available and flexible with work schedule to cover open shifts ensuring seamless shift coverage is a key expectation.
Serve as the sites “Contractor of Record” as required by the State of Connecticut Department of Consumer Protection (S-1 license required).
Operate and monitor building automation systems used to control and supervise HVAC, lighting, electrical, fire life safety, etc.
Manage vendors as required for maintenance and repairs to HVAC / CUP equipment.
Manage work orders in the CMMS insuring that all equipment is entered into the system, work is distributed and closed within the allotted times and all procedures are up to date.
Assist with the development and upkeep of inspections and rounds process for various equipment and properties.
Manage the performance of rounds and inspections on various equipment and properties.
Assist with the development and upkeep of Standard Operating Procedures (SOP’s).
Assist with the development and upkeep of Energy Control Procedures (ECP’s) utilizing all means necessary to insure a safe work environment.
Aid in facilitating safety and security by ensuring workplace, municipal, and legal standards are maintained with regards to building and grounds.
Analyze and maintain water chemistry for chilled, condenser and boiler water systems.
Meet industry standards of operation detailed in NEC, NFPA, OSHA, ANSI, BOCA, MSI, etc.
Accomplish all mandatory training per established schedules.
As the lead technical resource and HVAC subject matter expert be willing to train less experienced operators, as necessary, to improve their understanding and strengthen their operating abilities.
EDUCATION AND EXPERIENCE
High School Diploma or General Education Degree (GED) with at least 10 years of related experience and/or training, or equivalent combination of education and experience.
Minimum 10 years of building operations and HVAC Service/Maintenance experience.
Minimum 3 years of supervisory experience.
NFPA 70 E experienced.
Operations and maintenance experience on fire tube boilers and centrifugal chillers.
Metasys, Tracer Summit, Lithonia and Lutron lighting control system experience, preferred.
Training experience valued.
CERTIFICATIONS AND LICENSES
Universal Refrigerant Certification.
S-1 Trade License
OSHA 10 Certified, desired
KNOWLEDGE, SKILLS, AND ABILITIES
Computer savvy with proficiency in all Microsoft Office products.
Experience with Computerized Maintenance Management Systems (CMMS).
