Current opportunity will be for the overnight shift, 7:00PM to 7:00AM and will include one shift on the weekend. Plant operations are 24 x 7 x 365.
Establish equipment line ups based on building load, weather conditions, utility thresholds, client demands, equipment availability and efficiency.
Perform building rounds, equipment readings and condition inspections at various building locations.
Review and monitor automation systems to insure proper equipment line-up, operation and efficiency throughout your assigned shift.
Respond to automation system alarms, telephone calls and radio calls.
Adjust / override automation systems and associated equipment as required to maintain creature comfort and building safety.
Update and review the operator log in order to capture operations history and help insure continuity between shifts.
Escort vendors and support vendor maintenance and repair activities.
Perform role of First Responder for after hour service requests related to HVAC, lighting, plumbing, doors, gates, elevators, escalators, electrical etc. (investigate, isolate, notify, escort, document)
Assist with shift coverage needs due to illness, PTO, overtime requests or other requirements.
Perform preventative maintenance and periodic testing on building systems and equipment as assigned.
Utilize CMMS (Computerized Maintenance Management System) for performance and documentation of both scheduled and unscheduled work assignments.
Aid in facilitating safety and security by ensuring workplace, municipal, and legal standards are maintained with regards to equipment, buildings and grounds.
Familiar with water chemistry requirements for chilled water, condenser water and boiler water systems.
Provide regular updates to Maintenance Management / Supervision regarding status of projects and assignments
Perform other duties as assigned by the S1 Contractor of Record or the CUP Operations Manager.
Demonstrate a positive and collaborative relationship with client, colleagues and vendors.
QUALIFICATIONS
OE-2 Trade license required.
High School Diploma or general education degree (GED).
7-10 years of building operations and maintenance experience.
Operations and maintenance experience on fire tube boilers and centrifugal chillers.
Metasys, Tracer Summit, Lithonia and Lutron lighting control system experience preferred.
Computer savvy with proficiency in all Microsoft Office products.
Experience with Computerized Maintenance Management Systems (C.M.M.S).
Training experience valued.
Meet industry standards of operation in accordance with NEC, NFPA, OSHA, ANSI, BOCA, MSI, etc.
