Position Summary:

OVERVIEW
The ideal candidate is a junior or senior in college or recent college graduate who possess the desire to learn about the Commercial Real Estate industry – specifically the construction side of the business. We are seeking a candidate who knows how to take the initiative, is energetic, highly motivated and professional. The candidate should have a strong attention to detail and the ability to communicate, effectively, with a diverse group of individuals.
 
We seek a candidate with conceptual knowledge of the construction process including estimating, purchasing, subcontractor negotiating, scheduling, design/construction technology, and plan reading. The candidate should also have basic computer proficiency.
 
The position requires the use of several computer software programs: Microsoft Office (Word and Excel), Lotus Notes, Microsoft Project and Timberline. The goal of the internship is to assist the Assistant Construction Manager and Construction Manager to varying degrees.
 
RESPONSIBILITIES

  • Partner with manger to assist the Project team complete project closeouts. 
  • Assist PM’s in resolution of problem invoices        
  • Project to outline areas where we might be able to streamline the closeout process.
  • Shadow local AZ PMs one day a week.                    
  • Assist in the maintenance of job file system. (These files include those of individual subcontractors, vendors, projects, change orders, etc.)
  • Assist Construction Manager in developing and updating project schedules.
  • Assist in maintaining subcontractor’s payment files as needed. (This includes maintaining folders by subcontractor/ vendors within a project supporting subcontractor/vendor payments.)
  • Assist Construction Manager in the review and processing of shop drawing submittals.
  • Provide assistance in reviewing and pricing cost impact of construction document revisions on projects.
  • Order and issue construction drawings and specifications as required for distribution.
  • Assist Construction Manager to obtain and prepare project closeout documents.
  • Interface with Construction Superintendents and perform job site inspections to review status as it relates to construction schedule and document requirements.
  • Assist in maintaining and preparing appropriate cost control and project documents and reports (e.g., JCA, RFI log, shop drawing log).
  • Assist in the preparation of the monthly application for payment for submission to the owner.
  • Assist in the bidding, negotiating, and awarding of subcontractors and vendors.

MINIMUM REQUIRED EDUCATION
  • Junior/Senior in college or recent college graduate.
