Senior Operating Engineer

Position Summary:

OVERVIEW

  • Performs and/or directs various preventive maintenance and repairs. This includes hands-on work to complete the necessary work within Jones Lang LaSalle standards and guidelines.
  • Performs and Assist in identification and implementation of OM&R Strategies to ensure safe, reliable and efficient Buildings, Building Systems and equipment.
  • Executes JLL Quality control audits and inspections and deficiency reports provided to supervisors.
  • Provides technical assistance, training, and support in advanced building operations, troubleshooting, and hands-on repair guidance in support of team’s members.
  • Performs other work to include hands-on repair & maintenance work on mechanical, electrical, plumbing, building automation systems, card access systems, door & gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of a commercial and residential property.

MANAGEMENT
  • Effectively manages diverse relationships with team members, contractors, client, and customers.
  • Schedules and prioritizes work for themselves and others to maximize efficiency and minimize overtime.

SAFETY
  • Comprehensive knowledge of Safe Work practices especially regarding energized work, working at heights and confined spaces.
  • Recognizes, assesses, mitigates, and/or eliminates risk.
  • Understands and uses proper PPE for associated tasks
 
TRAINING
  • Evaluates, trains, teaches, and coaches a work force of Lead Engineers, Facility Engineers, and Maintenance Technicians as requested by supervisors.
 
OPERATIONS, MAINTENANCE, AND REPAIR
  • Possesses hands on skills and knowledge to complete required repairs and maintenance on commercial and residential Building and Building Systems (including but not limited to: HVAC, Electrical, Plumbing, Vertical Transportation, Life Safety, Roofs, Structure, Parking lots and roads) using industry standard tools and in accordance with all codes, laws, and regulations
  • Performs preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.
 
CUSTOMER SERVICE
  • Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction
 
EDUCATION AND EXPERIENCE
  • High School diploma or GED
  • Comparable work experience
  • Vocation degree program, apprenticeship, preferred
  • Minimum 7 years of trade and 3 years of engineering experience
  • 10+ years of trade and 5 years of engineering experience, preferred
 
KNOWLEDGE, SKILLS, AND ABILITIES
  • Applicable codes, laws and regulations
  • Ability to effectively use computers and computer programs (including use of Microsoft Office Suite)
  • Skill in use of the internet to navigate to and use web based applications.
  • Ability to use handheld electronic devices (PDA, Blackberry, cell phone, etc.)
  • Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar
  • Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction
  • Possess excellent communications skills, both written and verbal
  • Ability to create, modify and edit processes, procedures and reports.
 
CERTIFICATIONS AND LICENSES
  • EPA Universal Certification
  • R410a Certification
 
PHYSICAL WORK REQUIREMENTS/CONDITIONS
  • Work can be Truck based with travel or Campus based.
  • Ability to lift 50 pounds
  • Ability to bend, sit, knell, squat, stand, reach and lay as required to access equipment components for extended periods of time.
  • Ability to work exposed to heat, sunlight, rain, cold, daylight and nighttime hours as required.
