Capital Planning Lead - PDS

Position Summary:
OVERVIEW
The Capital Project Planning Lead is tasked with managing and maintaining the Capital Planning Program/Tool while serving as the main client contact for Capital Planning. This will include developing/refining processes, updating prioritization tools, aligning multiple stakeholders, supporting project identification/development and reporting throughout the organization.
Projects range significantly and include a very wide range of project types from interior fit-up, mechanical systems replacement/upgrade, life safety projects, deferred maintenance and new ground-up construction. The projects are conceptual and hence have little to no documentation and therefore an ability to work through the project needs and impacts is essential. An understanding of financial analyses such as net present value, internal rate of return, life cycle costs is essential.
ESSENTIAL FUNCTIONS
- Manage the Capital Planning Tool for data integrity and accuracy
- Provide leadership in developing and recommending a multi-year capital plan to Client
- Present findings around project demand and prioritization
- Manage the governance process regarding the annual capital plan and spends
- Provide superior Client service through providing objective recommendations
- Oversee and manage the development, review and updating of the prioritization process and algorithm for alignment with client goals and objectives
- Contribute to the growth of the company

PERFORMANCE AND PROCESS
- Review project requests from various requestors and assign team as appropriate
- Thorough review of business need/justification, scope, budget and risks for assigned projects
- Build rapport with client representatives and ensure scope of the project and business forces affecting the project are fully understood
- Oversee third party consultants as necessary
- Identify and address areas of concern regarding potential risk surrounding project, project logistical issues, budget and scope
- Lead the establishment and refinement of best practices of standards of excellence.
- Provide necessary training to project teams in the skills and understanding of firm procedures, methodology and practices
- Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
SUPERVISORY
- Supervise assigned capital planning staff
- Review and approve all project recommendations
EDUCATION AND EXPERIENCE
- Bachelor’s degree from an accredited institution in Accounting, Business, Architecture, Engineering, or Construction Management, strongly preferred
- MBA, preferred
- 15+ years of practical project experience
- Experience with infrastructure and large complex projects, strongly preferred
- Experience in construction management, preferred
- Previous experience effectively supervising, training, mentoring, and evaluating assigned staffing at various levels within the organization/team
KNOWLEDGE, SKILLS, AND ABILITIES
- Highly organized with strong analytical skills
- Very strong report writing and presentation skills
- Ability to delve into a conceptual project and ask “all the appropriate questions” to identify the full scope, implications and risks
- Demonstrated high level of performance in project scope development and budgeting
- Broad background of project type and size preferred
- Ability to analyze and communicate data to client and team
- Basic understanding of real estate asset management
- Strong interpersonal skills with an ability to interact with executive level external and internal clients
- Knowledge of Microsoft Office applications and Project software
