Building Operating Engineer

Position Summary:

DESCRIPTION
JLL is seeking a Building Controls Operator to oversee all site automated systems per site requirements via a NOC console located in Richmond, VA. Site systems included but are not limited to mechanical systems (HVAC), RTU’s, UPS, Generators, Leak Detection, Fire Systems, Liebert Site Scan, power monitoring (SCADA) and PDU’s with particular emphasis on Daintree, TCS Basys, and Trane Building Automation Systems and Schneider Power-logic monitoring systems.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Ensure system programming is meeting client occupancy demand, set-points, and is performing to industry standards using analytics software.
  • Work with client and vendors to integrate data into the National Operating Center (NOC).
  • Oversee the daily site or mobile engineering operations teams have exclusive access to all programmable automated systems via password or lockdown devices.
  • Manage any third party access request and ensure the request is fully documented and approved by the change management process.
  • Perform program audit of key performance measurements such as energy efficiency, risk management, equipment optimization, ease of operation and critical reporting functions.
  • Interpret and quantify system dashboards.
  • Communicate basic power monitoring and HVAC equipment alarms to the client.
  • Follow appropriate call/event procedures as per the command center process flow.
  • Monitor site events and send event tickets to the site when necessary.
  • Responsible for communicating with all members of the command center team and management in an effort to share all necessary information over all shifts.
  • Train new and current employees in the event of software upgrades or other programming changes.
  • Perform any operational changes to restore or recover systems with a minimum amount of disruption to building occupants.
  • Check malfunctioning equipment and ascertain corrective action required to restore satisfactory operating condition. Document and communicate to site engineering teams any remote changes.
  • Perform other duties as assigned by the NOC Manager.
  • Maintain accurate shift log entries.
  • Perform all necessary documentation required by specific customer requirements and maintain all BMS documentation, BMS Network DWGs, Hardware, Software, etc.
  • Manage all client reporting requirements.
  • Attend meetings as requested by Chief Engineer pertaining to BAS strategy and development or revisions.
  • Ensure compliance to client standardization efforts.
  • Partner with Capital Project Team acting as a subject matter expert for automation hardware, review of project specifications and integration or changes to system outputs at site level via JACE and integration into NOC.
  • As applicable and directed by NOC Manager, work directly with building engineering staff on shift and monitor performance of assigned responsibilities.
 
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES 
  • 5+ years’ experience in troubleshooting HVAC Control Systems.
  • Must be able to understand building equipment sequence of operations.
  • Proficient in MS Office applications.
  • Demonstrated verbal/written communication skills.
  • Proven record of excellent internal and external customer service.
  • Experience with energy and sustainability issues.
  • Ability to work independently and with a team.
  • Knowledge of Tridium Niagara AX.
  • Availability to work a flexible schedule.
 
EDCUATION
Minimum of high school diploma with 2 years of trade schooling in electrical systems design, building automation, refrigeration and HVAC.
